Property Planning

This project exemplifies how re-adaptive property planning was able to transform a conventional energy-consuming 1980’s residential estate into an integrated energy homestead.  An in-depth viability study considered the available resources, microclimate and topographic features of the land and addressed how to move the property into energy independence using green-based technologies.

The analysis revealed a property highly dependent on outside energy inputs with corresponding high operational costs.  Striving for zero net energy use from these outside sources was the goal. The solution was to disconnect the propane gas service and develop an all-electric homestead based on the independent generation of solar energy.


Sunshine as Income

An electrical generating 5.5 kw PV solar system was designed and planned to offset the energy needs of the property. The energy system was designed as a utility inter-tie system that would utilize the cost benefits of net metering.

To produce domestic hot water, three solar panels were installed and integrated into the roof of the main residence for a stylized appearance.  The existing heating and cooling system was redesigned with a highly efficient heat pump system whose power consumption is offset by the solar PV electrical system.

To balance the overall energy budget, it was important to renovate the buildings with energy-efficient lighting and appliances and to improve the building’s envelope. Installing innovative CFC’s and LED’s light fixtures, ultra energy-efficient appliances, extra wall & ceiling insulation, weather-stripping and low-emission windows and doors achieved this.


Water off Chemicals

Testing revealed that the well water was high in iron and minerals and had a ph imbalance. We pulled the plug on the existing chemical treatment plan and redesigned and corrected the ground water imbalances with a non-chemical low-energy filtration system.

Water generated from bathing and doing the laundry was filtered and distributed into sub-surface Greywater planter beds. Ground water throughout the site was re-directed into bio-swales and drainage basins that sink the storm-water and keep it on site (recharge). 

A rainwater collection system was developed and storage tanks were positioned under the new outdoor decks.  The collected rainwater will be used to counter the evaporative losses of the newly installed pond as well as support the surrounding landscape through the dry season.

A natural swimming pond with bio-filters was also developed and enhances both the wildlife as well as the inhabitants.


Taking back Nature

The existing garages, with an expansive pavement area, condemn the house entry to a shopping center parking lot. The decision was to expel the cars and take back nature. The pavement was demolished and the area was transformed into a people-friendly outdoor patio/living space. The former garage was converted into a daylight filled multi-use atrium and was connected to the main house by an indoor passageway. Food and herb permaculture gardens border this re-defined outdoor living area as well as provide easy access to and from the main kitchen.
